What a Commercial Cleaning Contract Actually Covers

Commercial exterior cleaning tends to get booked in a panic: an inspection is due, a complaint has been made, or someone has finally looked at the frontage properly on a Monday morning.

Premises on a schedule never reach that point, and they cost less per visit for the privilege. Here is what is normally in one.

What is usually covered

Forecourts, car parks, service yards, loading bays, paths and entrances are the core, and they are where the wear shows first. Frontages, signage and glass surrounds come next, because that is what customers actually look at.

Bin stores and the area around them are the one nobody wants to discuss and the one that causes the most complaints, particularly for food businesses. Our restaurant cleaning work treats bin areas and the grease-stained ground around them as a standing item rather than an extra.

Then there is the building itself: facades, cladding and render, which are soft washed rather than blasted, and usually on a longer cycle than the ground surfaces.

How often is sensible

Ground surfaces in a busy site want monthly or quarterly. Frontage and glass surrounds, monthly for food and retail. Bin areas, monthly at minimum through summer. Building facades, annually or every couple of years depending on the elevation and how sheltered it is.

The right answer depends on footfall and what the premises does. A takeaway and an office park with the same square footage have completely different cycles, and pretending otherwise is how contracts end up either wasteful or useless.

Working around trading hours

This is usually the deciding factor rather than the price. Pressure washing a restaurant frontage at seven on a Friday evening is not an option, so most commercial work is scheduled early morning, late evening or on closed days.

That suits us as well as it suits you: an empty car park is a faster job than one being worked around. It is the same reason our fleet washing rounds run early, while the vans are still on the yard.

Why a contract costs less than calling when it looks bad

Two reasons, and neither of them is a discount for loyalty. The first is that scheduled work is efficient work: known site, known setup, no survey, routed with other jobs in the area.

The second is that maintained surfaces are quicker to clean than neglected ones. A forecourt cleaned quarterly is a light pass. The same forecourt left for three years is a full restoration with degreasing, and it costs several times a routine visit while looking worse in the meantime.

The admin side

Business customers get proper invoices, billed on an agreed cycle rather than per visit, which matters for anyone whose accounts need it. Before-and-after photos come as standard, which is genuinely useful if you are evidencing maintenance for a landlord, a franchise standard or an inspection.
